What Is a Mini-Split System?

A mini-split — also called a ductless mini-split or ductless AC — is a split-type HVAC system with an outdoor condenser and one or more indoor air handlers connected by a refrigerant line set through a small wall penetration. No ductwork required.

A standard mini-split has two components: an outdoor condenser unit and one or more indoor air handlers mounted on a wall or ceiling. A refrigerant line set runs between them through a 3-inch wall penetration — replacing duct runs entirely. Each indoor unit is independently controlled with its own thermostat or remote.

Mini-splits are ideal for older Los Angeles homes without existing ductwork, room additions, ADUs, garage conversions, and supplemental zones where the central system cannot maintain comfort. In SoCal's mild climate, mini-splits operate at high efficiency year-round with a coefficient of performance (COP) of 2.5 to 3.5 — meaning they deliver 2.5 to 3.5 units of heating or cooling for every unit of electricity used.

Mini-split heat pump variants provide both heating and cooling from a single system using a reversing valve — making them a complete year-round comfort solution and qualifying them for the IRS Form 5695 §25C federal tax credit under the Inflation Reduction Act.

When a Mini-Split Is the Right Choice for Your Home

Mini-splits solve specific comfort problems that ducted systems cannot address economically. These are the six most common scenarios AIRONE encounters across Los Angeles County, South Bay, and Orange County.

Older LA Homes Without Ducts

Many pre-1970s Los Angeles homes were built without central duct systems. A mini-split delivers zone-level comfort without the cost and disruption of installing new ductwork throughout the home. It is the most practical path to central-quality cooling in an older unducted house.

ADUs and Guest Houses

Accessory dwelling units require independent HVAC that does not connect to the main home system. A mini-split provides a complete heating and cooling solution with its own thermostat and no shared ductwork — meeting Los Angeles county ADU permitting requirements for independent climate control.

Garage Conversions

Converted garages need temperature control that the main home system cannot reach. A wall-mounted mini-split handles the full load of a converted space without modifying the existing HVAC system or cutting into walls to extend ductwork.

Room Additions

Adding a room to your home typically places the new space beyond the reach of the existing ducted system. A mini-split serves the addition independently and maintains correct load balance in the original system — no duct extension or air balancing required.

Home Offices and Bonus Rooms

Rooms with concentrated occupancy or equipment heat load that the central system cannot keep comfortable benefit from a dedicated mini-split zone with independent temperature control. Common in converted garages, finished attics, and added-on rooms.

Whole-Home Ductless Replacement

Larger homes replacing aging window units or looking for whole-home ductless comfort can upgrade to a multi-zone mini-split system — one outdoor condenser connected to 2 to 5 indoor units across the whole home, with zone-level control in every room.

Mini-Split System Types — Single-Zone vs Multi-Zone

AIRONE installs all mini-split configurations. The right system depends on how many zones you need, whether you want heating included, and your installation site requirements.

Single-Zone Mini-Split

One outdoor condenser connected to one indoor air handler. The most straightforward installation. Sized from 9,000 to 36,000 BTU by Manual J load calculation for the specific room. Best for one room, one ADU, one garage conversion, or one office.

Best fit: Single room, ADU, garage, or home office with one independent zone needed.

Multi-Zone Mini-Split

One outdoor condenser connected to 2 to 5 indoor air handlers. Each indoor unit has independent temperature control. Eliminates ductwork for whole-home comfort in homes without existing ducts. One installation, one permit, one outdoor unit.

Best fit: Whole-home coverage or 2+ independent zones from a single outdoor unit.

Mini-Split Heat Pump

Heat pump variants provide both cooling and heating from a single system using a reversing valve. In SoCal's mild winters, heat pump operation is highly efficient (COP 2.5–3.5). Qualifies for IRS Form 5695 §25C federal tax credit up to $2,000 per year under the Inflation Reduction Act (2023–2032).

Best fit: Year-round comfort, IRA §25C tax credit eligible, aligned with California electrification goals.

Ceiling Cassette Mini-Split

The indoor unit is flush-mounted into the ceiling and distributes conditioned air in four directions. Requires ceiling access for installation. Common in open floor plans, commercial spaces, and living areas where wall mounting is not preferred or practical.

Best fit: Open-plan rooms, commercial spaces, or installations where a wall-mounted unit is not an option.

How Mini-Split Installation Works

Every AIRONE mini-split installation follows this 8-step process. No subcontractors. The technician who assesses your home is the technician who installs the system.

Free In-Home Assessment

AIRONE schedules a free in-home assessment. A technician measures the space, evaluates wall and attic access, checks electrical panel capacity, and identifies the best indoor unit location and outdoor condenser placement.

System Selection and AHRI Matching

AIRONE specifies an AHRI-matched indoor and outdoor unit pair. Indoor and outdoor units are always matched by the same manufacturer to ensure rated efficiency and full warranty coverage. You receive a written equipment specification before any work begins.

Permit Application

AIRONE pulls the required building permit from your local jurisdiction before installation begins. Mini-split installation requires a permit in all California cities under California Mechanical Code Section 106 and Title 24 compliance review.

Line Set and Electrical Rough-In

AIRONE installs the refrigerant line set through the wall, connects the communication wiring, and completes the dedicated electrical circuit if required. All penetrations are sealed against weather and pests.

Indoor Unit Mounting

The indoor air handler is mounted on the wall bracket at the assessed location. Condensate drain line is run to a safe discharge point. All wiring is connected and inspected before refrigerant connection.

Outdoor Condenser Installation

The outdoor condenser is placed on a concrete pad or wall bracket, leveled, and secured. Refrigerant line set connections are made, the system is leak-tested, and the refrigerant charge is verified with calibrated gauges by an EPA 608 certified technician.

Building Inspection

AIRONE schedules and attends the required building inspection. The inspection verifies California Mechanical Code and Title 24 compliance. You do not need to take additional time off.

System Commissioning and Handoff

After inspection passes: AIRONE commissions the system, verifies airflow and temperature output, programs the remote or smart thermostat, registers the manufacturer warranty, and delivers a written job completion report with AHRI certificate.

Mini-Split Efficiency Ratings and Available Rebates in Los Angeles

Modern mini-splits are rated in SEER2, the federal efficiency standard effective January 2023. For most Southern California homeowners, a 20–25 SEER2 mini-split provides the best balance of upfront cost and long-term energy savings. Variable-speed inverter compressors modulate capacity continuously — reducing energy use significantly compared to single-stage systems of equivalent capacity.

Federal — Up to $2,000/yr

IRS Form 5695 — §25C Federal Tax Credit

Mini-split heat pump variants qualify for the federal §25C energy efficiency tax credit under the Inflation Reduction Act. Required

Title 24 Compliance

All mini-split installations in California must comply with Title 24 energy standards. AIRONE sizes and installs every system to meet Title 24 requirements as part of the standard installation process. Permit and inspection are included in every AIRONE installation quote. Title 24 compliance documentation is provided with your job completion report.

Mini-Split Installation Permits in Los Angeles

Mini-split installation requires a building permit in every California jurisdiction. AIRONE handles the entire permit process as part of every installation quote.

Mini-split installation requires a building permit under California Mechanical Code Section 106. A permit is required for new installation, replacement of an existing mini-split, and addition of indoor units to an existing outdoor condenser. Permits are required in every California city regardless of system size.

Homeowners who use unlicensed contractors or skip permits risk failed home sale inspection, voided equipment warranty, insurance claim denial, and code violation fines. AIRONE’s C-20 license and permit-included process eliminates this risk entirely.

Permit pulled from the local building department before work begins
Equipment specifications and Title 24 compliance documentation submitted with permit application
Building inspection scheduled and attended by AIRONE — you do not need to take time off
Stamped permit and inspection sign-off included with job completion report
License Verification: AIRONE holds CA Contractor License #114807 (C-20) and EPA 608 refrigerant handling certification. Both credentials are required for permitted mini-split installation in California. Verify the C-20 license at cslb.ca.gov.

Why AHRI-Matched Mini-Split Systems Matter

AHRI (Air-Conditioning, Heating, and Refrigeration Institute) matching means the indoor air handler and outdoor condenser are tested and certified together as a matched system by the same manufacturer. Mismatched units — mixing brands or pairing an indoor unit from one manufacturer with an outdoor unit from another — void the manufacturer warranty, invalidate the AHRI efficiency rating, and can cause refrigerant charge errors that damage the compressor over time.

AIRONE specifies only AHRI-matched systems on every installation. The AHRI certificate is included in your job completion report. This is a standard that is frequently skipped by unlicensed contractors and handymen performing unpermitted mini-split installations in the LA market.

Mitsubishi Electric Daikin LG Fujitsu Carrier Bosch Lennox Trane

AIRONE installs all major mini-split brands. System recommendation is based on your home’s specific load requirements, available line set routing, and electrical configuration — not brand preference. Call (323) 471-1037 if you have a brand preference.
